Two Types of IPD Agreements—Which is Right for You?
Because Integrated Project Delivery is an emerging process, AIA Contract Documents is
introducing two types of agreement packages to help you make the shift:
Transitional Agreements
Transitional Agreements are a comfortable first step
into IPD, providing an early collaboration of architect, contractor,
and owner in an arrangement modeled after existing
construction manager agreements. This model currently includes the following
documents:
A295-2008—General Conditions of the Agreement for IPD—defines the responsibilities of
each participant. It is the cornerstone of the Transitional Agreements suite and distinguishes
this family from the more traditional methods of project delivery.
B195-2008—Standard Form of Agreement between Owner and Architect for an
Integrated Project.
A195-2008—Standard Form of Agreement between Owner and Contractor for an
Integrated Project.
GMP Amendment to A195-2008
Single Purpose Entity
This agreement allows a complete sharing of risk
and reward. With this arrangement, owners, architects, and construction
managers work
together
from the beginning to carry out
projects with mutually agreed-upon goals and target costs. This
model currently has one document, the C195-2008—Standard Form Limited Liability Availability Agreement for an
Integrated Project. |
